Permitting in Wasatch County

Wasatch County Building Dept: Plan review runs 3-5 weeks for residential. Geotechnical reports required for slopes above 20%. Impact fees vary by zone — budget $15K-$30K depending on location.

Heber City Municipal: Separate jurisdiction from the county. City water/sewer available within city limits. Annexation-area lots may have different fee structures.

Well & Septic: Rural Wasatch County lots outside city water/sewer require well permits (Utah Division of Water Rights) and septic system design (Wasatch County Health Dept). Add 6-10 weeks to the pre-construction timeline.

Community ARBs: Benloch Ranch, Red Ledges, Tuhaye, and Timber Lakes each have their own architectural review layered on top of county permitting. We prepare ARB packages and manage dual-track approvals.
