This calculator provides planning-level estimates based on real project data from the Park City and Wasatch Back market. It's designed to give you a realistic starting range — not a bid. Actual costs are determined during our paid preconstruction planning phase, where we assess your specific space, develop detailed plans, and provide a Low / Likely / High range before any construction begins.
Mountain construction costs run 20–40% higher than the Wasatch Front due to altitude, access constraints, shorter weather windows, skilled labor availability, and the premium finish expectations of the market. Within Park City, costs vary further based on property age, access difficulty, HOA requirements, and the specific scope of work.
Estimates include design, permitting, demolition, materials, labor, project management, and standard finishes for the selected scope level. They do not include furniture, standalone appliances (refrigerator, washer/dryer), landscaping, or items outside the renovation footprint.

Cosmetic means surface-level changes: paint, hardware, light fixtures, countertops — keeping the existing layout, plumbing, and electrical. Mid-range means new cabinets, flooring, fixtures, and possibly minor layout adjustments — but keeping major plumbing and structural elements in place. Full gut means everything comes out and you start fresh.
Deer Valley and upper Park City properties command higher labor rates, have more difficult access for material delivery, and typically involve higher finish expectations. Properties in Midway, Heber, and Kamas have easier access and slightly lower labor market rates, though they still reflect mountain construction realities. Salt Lake and Utah County benefit from valley pricing with easier logistics.
Kitchen: 8–16 weeks. Bathroom: 6–12 weeks. Whole-home: 4–9 months. Basement: 8–14 weeks. Addition: 4–8 months. These timelines include preconstruction planning. Complexity factors, material lead times, and permit processing can extend these ranges.
For kitchen and bathroom remodels, usually yes — with some inconvenience. For whole-home renovations, it depends on scope. Living in place adds 10–15% to cost through phased scheduling and dust/noise mitigation. We'll advise during the walk-through whether staying makes sense for your specific project.
